Mid-Century Modern Real Estate for Sale: Aug 10th, 2018

This week's real estate roundup includes a stunning Ray Kappe showstopper in LA and a Frank Lloyd Wright masterpiece just outside of Chicago. There are also a few homes that will require a little more elbow grease. Check out the FL home in need of an exterior upgrade and the GA gem with a stunning exterior and a quirky (to say the least) interior.

Ray Kappe Gem in Los Angeles, CA - 1,906 sqft. ($2,200,000)

Striking total design here by a master of mid-century modernism. Set on a hillside with fantastic views, the 1958 Waymire Residence shows what can be done on an epic site like this one. Kappe embeds the private and sleek streetside below grade and contrasts this with a dynamic rear roofline that soars towards the view and floods the interiors with light. Nice to see vintage photos included in the listing to appeal to those wanting to do a thorough restoration. The current shots are not great and some rather generic furniture detracts from the space. Love the fireplace, stacked block walls and ubiquitous indoor-outdoor feel.

1953 Modern Home in St. Petersburg, FL - 1,152 sqft. ($249,900)

Unique modern Florida home designed by local architect David Tudeen. Nice flow from carport/entry to open living/dining/kitchen area and onto bedrooms. Really nice setting with huge live oaks and plenty of glass to take in the view and gable windows to provide that release on each end. The house needs better photos and someone with vision to make the most of its bones. First and foremost rectifying the brick painted green and the vinyl tile. Carefully placed landscaping or privacy fences would allow the front windows to be utilized too.

Frank Lloyd Wright in Riverside, IL- 3,503 sqft. ($800,000)

This is FLW's Avery Coonley Playhouse, originally designed as a kindergarten/play structure but since adapted into a 2 bedroom, 2 bathroom house. Some beautiful details here in the art glass windows, brickwork, landscaping and, of course, the light. Windows high and low give life to this building and plenty of built in storage makes modern life possible. While an epic fireplace and the FLW pedigree make this structure highly desirable, it looks like it needs a fair bit of TLC requiring deeper pockets than the asking price.

Butterfly Roof in East Point, GA - 3,176 sqft. ($440,000)

Prepare your eyes for the interiors of this one! While the exterior is true atomic modern with its daring and clean-lined butterfly roof, the interiors are, well, a little nuts! Luckily, this 1970 house has great bones and a large lot. With a lot of toning down and consistency, this house could be fantastic: A cohesive interior design will make this one sing. Personally, I'd try to figure out a way to increase windows looking out onto the large pool out back.

Deck House in Annapolis, MD - 3,016 sqft. ($598,500)

I'm a big fan of these DeckHouse designs because of their post and beam frames that allow open, light filled homes. The beams set up a rhythm and lead your eyes outside to enjoy the views. This 1971 home also has that floating effect where the upper level overhangs the lower slightly. The sunroom, cosy den on the lower level and large deck off the great room here are still more great spaces.
